New survey reveals Huddersfield's property hotspots — how pricey is your postcode?

HD3 - Lindley, Salendine Nook and Birchencliffe - on the rise in house price table

A new series of maps has charted Huddersfield’s property hotspots by postcode.

And they show that the HD3 postcodes area – covering popular locations such as Lindley, Salendine Nook and Birchencliffe – saw some of the biggest price rises in the town over the year to June.

House prices for HD3 properties rose by more than 3% on average – in contrast to other postcode areas traditionally favoured by house buyers.

The HD8 postcode area, which includes Kirkburton, Shelley, Shepley and Denby Dale, saw prices rise by between 0.9% and 1.3% while the HD9 postcode area, including the Holme Valley and Meltham, saw some prices fall by 0.2% and others rise by 0.7% over the year.

The maps, compiled by locationscounts.co.uk using data from the Land Registry, show average house prices for HD3 properties rose by 2.5% in June alone while HD8 saw average increases of between 1,2% and 2.1% and HD9 saw average increases of between 2.2% and 2.7% depending on specific location.

Over a five-year period, average prices for the HD8 postcode area have risen by between 6.1% and 6.5% while HD3 saw average prices rise by 5.5%, Average prices for HD9 rose by between 5% and 6.5%.

Despite prices currently rising faster for HD3 properties, prices across the main house types remain higher in HD8 and HD9 postcode areas, the data shows.

The highest estimated price for a terraced house in HD3 is £129,633 against £159,229 in HD8 and £201,502 in HD9 locations.

In the case of semi-detached properties, the highest estimated price for HD3 is £138,233 compared with £191,145 for HD8 and £201,502 for HD9.

And for detached dwellings, the highest estimated priced for HD3 is £295,035 against £322,087 for HD8 and £357,394 for HD9.

Across all property types, the figures are £184,250 for HD3, £241,352 for HD8 and £256,993 for HD9.
