Simon Blyth Lettings offer two very popular and successful service levels which have been tailored to provide the perfect support to landlords.

Our Fully Managed service is designed to give you peace of mind. You won't have to lift a finger as we take care of everything for you. Your only concern is where to spend your rental income.

Our Let Only service is one of the most comprehensive tenant finding services in the market. Where most tenant finding services advertise and pass on potential tenant details. We go a step further. After finding the tenant, we fully reference the tenant, draw up tenancy agreements and move your tenant into the prepared property.

We hope you find what you are looking for on our website and we can help you move in to your new home as soon as possible. Once you have located your potential new home we can start the process to get you moving. Please have a read of all the details below on what happens next.

What’s next?

Now you have found yourself a new home you will need to complete an application form. Anybody living in the property that is over the age of 18 will need to complete a form. Please try to complete every section on the forms and sign at the end to help process your application as quickly as possible. Completed forms will need returning to your local branch and you will need to pay your administration fee. The application process will take a minimum of seven working days but can take much longer depending on your circumstances.

We move in hundreds of tenants every year…

Applications can occasionally hit problems for various reasons. We will always try our best to get you in to your new home so if an application fails we do have options to make your move happen. The first option is to take the rent for the duration of the tenancy paid up front. This is usually six months worth of rent. This would need to be cleared funds in our account on or before the day you move in. The other option is for a guarantor. This means you can find someone you know to guarantee the rent in the unlikely event you could not pay your rent. Your chosen guarantor will need to complete an application form and will also need to pay the administration fee. Your guarantor will also need to sign the Guarantor Agreement before the tenancy can commence.

Restrictions

Please note that most properties may have restrictions on things such as pets and you should check this before applying.

Tenants Content Insurance

The landlord is not responsible for you insuring your property and belongings. Therefore it is very important you organise your own insurance. We appreciate how stressful and busy moving can be so we will help you arrange this with an approved insurer.

Tenants Fees

Every application on a property can only be processed once we have your administration fee. This fee covers the charges for thoroughly referencing the applicant and all the work that goes in to preparing your tenancy and your new home. Unlike most agents, this fee is only paid once per property and not once per person. Please note this fee will be distributed to referencing companies and any other parties involved in preparation for the start of your tenancy and will therefore not be refundable should the application fail for any reason.

Possible fees that may be applicable during the life of your tenancy include:

  • Administration/Reference Fee, £150 +VAT
  • Guarantor Fee (If needed), £75 +VAT
  • Tenancy Agreement Fee, £50 +VAT
  • Tenancy Renewal Fee, £50 +VAT
