Price gap between first and second homes hits record high

For many homeowners, moving from a first property into a larger family home can feel like one of the biggest steps on the property ladder. Recent research shows that this gap has now reached a record high nationally, but here in West Yorkshire, and particularly across Huddersfield, Holmfirth and the surrounding villages, there are still plenty of reasons to feel positive.

According to Rightmove, the average asking price of a typical first-time buyer home, usually a 0 to 2 bedroom property, is now £226,955, while a typical second-stepper home with 3 to 4 bedrooms averages £345,857. That means the cost of moving up the ladder is now 52% higher, the widest percentage gap since Rightmove’s records began in 2001.

However, the picture is very different depending on where you live. Encouragingly for local movers, Yorkshire & The Humber is currently the most achievable region in Great Britain for trading up, with the gap between a starter home and a second-stepper home standing at 38%, compared with 61% in the South East and 60% in London.

Why West Yorkshire remains an attractive place to move

One of the great strengths of the Huddersfield and Holmfirth property market is the variety of homes available. From characterful terraces and stone-built cottages to semi-detached family homes, detached properties and village homes with countryside views, the local market gives buyers more choice than many parts of the country.

The latest ONS figures show that the average house price in Kirklees was £204,000 in February 2026, up 3.2% from the previous year. First-time buyers in Kirklees paid an average of £176,000, while home-movers paid an average of £246,000.

That means that, while the step from a first home to a larger home is still significant, the local figures remain far more manageable than many national headlines might suggest.

Huddersfield and Holmfirth offer different routes up the ladder

For buyers looking to move up, Huddersfield and Holmfirth each offer something slightly different.

Huddersfield continues to be popular with those looking for value, convenience and strong transport links. Areas around Lindley, Marsh, Almondbury, Fixby, Birkby, Newsome and the Colne and Holme Valleys offer a wide mix of properties, giving second-steppers the opportunity to find more space without necessarily leaving the area they know and love.

Holmfirth, meanwhile, remains one of West Yorkshire’s most sought-after locations, thanks to its village feel, independent shops, restaurants, countryside access and strong sense of community. Rightmove data shows that the average house price in Holmfirth over the last year was £308,556, with terraced properties averaging £241,753, semi-detached homes £263,841 and detached homes £456,062.

This spread of prices is important. It shows that Holmfirth is not simply one market. There are opportunities for first-time buyers, growing families, downsizers and those looking for a long-term lifestyle move.

The positive news for homeowners

For current homeowners, the widening gap is not necessarily bad news. In many cases, those who bought several years ago may have built up equity in their property, which can help fund the move to the next home.

Rightmove notes that those trading up often use a combination of savings, mortgage repayments, overpayments and property value growth to bridge the gap between their current home and their next one.

Locally, this could mean that homeowners who have been in their first property for a number of years may be in a stronger position than they realise. Even if the national headlines sound challenging, a professional valuation can often give sellers a clearer picture of what is possible.

Demand for family homes remains strong

The desire for more space has been one of the biggest themes in the property market over recent years. Many buyers are still looking for an extra bedroom, a garden, a home office, parking, better school access or a more village-based lifestyle.

That is good news for homeowners thinking of selling a well-presented family home in and around Huddersfield and Holmfirth. Homes that are priced correctly, marketed properly and presented well can still attract motivated buyers.

In Kirklees, average prices for semi-detached properties rose by 4.1% in the year to February 2026, while detached homes averaged £346,000, semi-detached homes £217,000, terraced homes £164,000 and flats and maisonettes £116,000.

These figures highlight the range of options available locally, from affordable stepping-stone homes through to larger family properties.
